Two kinds of safe account for most of what we get called to in Coquitlam. One was already sitting in a Town Centre suite when the owner moved in, and no model number ever came with it. The other was bolted into a house years ago by somebody who has since sold it. Both open, and both are priced from the brand and the lock type before anyone is dispatched.

The line is answered around the clock, but a safe is rarely the reason somebody needs a technician inside ten minutes. Safe calls get booked, and what sets the price is not how urgent you are. It is what the plate on the safe says, and how the lock behaves when you work it. Coquitlam produces three recognisable versions of this call, and they barely overlap. In the concrete around Lafarge Lake and up Clarke Road it is a keypad box that arrived with the suite. In Maillardville, Cape Horn and the older half of Coronation Park it is a heavy old box in a house that has changed hands. Around Lafarge Lake and along Pinetree Way, an in-suite safe is a common thing to find in the newer Coquitlam Centre condos, and that single fact shapes most of the Town Centre calls we take. The owner did not pick the box, has no manual for it, often cannot name the brand without going to look, and in a resale suite may never have been handed a code for it at all. So before you ring, open the closet. A photo of the keypad or dial, and of any plate on the back, does more for the estimate than a description ever does.
Batteries are the other half of tower work, and that part applies equally on Clarke Road and Coquitlam Avenue by Burquitlam station and among the new concrete at Coronation Park. A keypad safe left on the same cells for years will keep lighting up long after it has stopped being able to drive the bolt motor, which is why a unit that beeps is not a unit with a healthy battery. That job is usually short. Getting to you can be the longer part: give the civic address and the unit number rather than the building's name, and say how visitors are let in, because the parkade and visitor arrangements are set building by building around the Town Centre and over at Coronation Park, and they are not something a technician can deduce from the curb.
Maillardville is the oldest neighbourhood in the city, built from the early 1900s to house mill workers arriving from Quebec, and the homes around Laval Square and along Marmont, Schoolhouse and Berry Streets have passed through more hands than most of Coquitlam's housing has. Cape Horn's residential streets above the industrial flat run from the 1960s through the 1980s. Coronation Park is the sharpest case of the three: 1960s bungalows on Cottonwood Avenue and the streets beside it, many still held by a first or second owner, now selling one at a time into the redevelopment that has already put towers on the same block. Long ownership followed by a sale is precisely the situation that strands a safe.
The pattern never varies and it is nobody's fault. The safe is heavy, it is bolted down, it is not on anyone's inventory, and at completion everybody is thinking about keys rather than about the steel box in the basement. Months later someone wants it open and there is no code, no key and no paperwork. It is worth a look through whatever did come across at the sale, because a model number off an old receipt saves real time on site. If nothing turns up we open it regardless, and you key in the new code yourself before anyone leaves.
One honest warning about the genuinely old ones, which in Coquitlam means Maillardville and the oldest streets at Cape Horn. A lock that has sat unused for forty or fifty years is sometimes past repairing rather than merely locked. Where that turns out to be the case, the replacement lock is quoted as its own line and put to you on the spot, not folded quietly into the bill for the opening.
Burke Mountain is the one part of Coquitlam that hardly ever produces an inherited safe, for the simple reason that hardly anything up there is old enough to inherit. The detached houses and townhome complexes through Smiling Creek and Partington Creek are 2010s and 2020s construction, so the safe arrives after the owner does. On Westwood Plateau and in River Springs the problem shifts from the anchor to the carry. These are two-storey detached houses with double garages and deep setbacks, built on the Plateau through the late 1990s and early 2000s and to a higher specification again in River Springs, and a safe headed for an upper-floor closet or a home office has to get up there. Tell us the stairs and the distance from wherever a truck can stand when you book. A second pair of hands is a scheduling decision, and a poor thing to discover on the doorstep.
Winter is the honest complication once the route turns uphill. The streets climbing off Coast Meridian Road toward Smiling Creek and Partington Creek get road conditions the flat half of the city simply does not, and we would sooner build that into the arrival window than quote a time the road will not allow. It counts for more on safe work than on most jobs, because the van is carrying weight and the last stretch is uphill.
Two safes that look identical from across the room can be an hour apart in practice. A consumer keypad box with flat cells is quick. A mechanical dial in a Maillardville basement that no living owner has turned is not, and hurrying it changes nothing except the risk. A band gets quoted as soon as we have a brand and a lock type off you, and a wide band told honestly beats a narrow one that moves once a technician is standing there. Nothing in that table is a quote. Three things narrow the band before anyone is dispatched: the brand, whatever model number is still legible on the plate, and a description of what happens when you work the lock. Putting that band together on the phone costs nothing.

Non-destructive comes first every time: battery terminal, then the emergency keyway, then manipulation. The final number is confirmed at the safe rather than over the phone. If a relocker has already tripped, that is said out loud before any work starts.
We open it, do whatever the mechanism needs, and set the combination to one you key in yourself. Then we walk you through the reset sequence, so a change of staff or a change of tenant does not automatically become another call-out. Where a lock is past saving we say so and price the alternatives rather than guess.
Commercial safe work here splits fairly cleanly by what the safe is holding. The offices and medical practices north of Lincoln Avenue mostly hold records rather than cash, which means fire-rated file cabinets and document safes, and the call usually follows the departure of the one person who knew the code. The retail tenants along Pinetree Way and the street-front businesses on the Austin Avenue strip mostly hold cash, which means drop safes and counter boxes, and a code that more people have watched being entered than the owner is comfortable with. The warehouse and light-industrial units at the United Boulevard end of Cape Horn tend to hold a bit of each, in a site office rather than out on the floor.
In practice that changes the timing more than the method. A document safe is best dealt with during office hours with a manager present, because handing over a new code needs somebody with the authority to hold it. A counter safe cannot be, so it gets booked into whatever gap the business actually has rather than into a gap that suits us. Office safes get installed and reprogrammed as well as opened, and a combination change after a staff departure is ordinary scheduled work rather than an emergency.
That is the single most common reason people in the older parts of Coquitlam ring us about a safe. It gets opened first, and the combination is reset afterwards to one you punch in yourself. A keypad box with flat cells is often 15 to 30 minutes. A mechanical dial that needs manipulating runs from half an hour up to two hours, depending on how good the lock is and what condition it has been kept in. The second kind does not get rushed. Forcing the pace on a lock with a relocker behind it is how a straightforward morning becomes a drill job and a replacement lock.
Usually, and the in-suite safes already standing in the newer Town Centre and Burquitlam buildings are normally anchored rather than left loose. If you are adding one rather than opening what is there, raise it with your strata council before the hardware is bought rather than on the day a technician is standing in your hallway. In a house the only real question is what sits under the floor covering, which is something to look at rather than guess at down the phone.
Yes, and that is the usual way round. Bolting down a safe you have bought, or lifting and re-anchoring one that is already in the building, is ordinary booked work. The thing worth settling before you buy is what the floor under it will take, because that decides the anchor and, often enough, which room the safe can sensibly go in. Yes, and most of it is scheduled rather than urgent. Office safes get installed, opened, repaired and re-coded, and a combination change after somebody leaves is routine.
