Coquitlam holds a wider spread of door hardware than a city this size usually does. Maillardville went up around Laval Square in the first years of the 1900s, built for Quebec mill workers, and houses there from the 1930s and 1940s still turn on their original mortise bodies. Burke Mountain was forested slope a decade ago and comes out of the builder's hands on Schlage B-series and Weiser SmartKey. Between those two ends sit post-war Austin Heights, the 1970s and 1980s streets around Como Lake and Ranch Park, and the towers that went up around Lafarge Lake through the 2010s and 2020s. The van carries blanks, cylinders and programming gear for the whole spread, which is how the technician who takes a worn mortise cam in the morning can commission a smart deadbolt after lunch.
A few boundaries are worth knowing before you book. In a condo tower our half starts at the suite door: the entry deadbolt, an in-suite safe, and a storage locker if it is keyed rather than fobbed. Lobby, parkade, elevator and amenity fobs are building infrastructure, so those go through whoever runs the building. River Springs is gated and we cannot drive through it without authorization, so the gate code, or a go-ahead from the resident or the strata manager, has to be in hand before the van leaves. One more line: staff and visitors parked on the residential streets off Guildford Way are ours, but Eagle Ridge Hospital's own lot is not.

Every one of them is mobile. Picks, blanks, cylinders and the programming tools ride on the van that comes to you, which is why a second trip is rare.
Overnight calls concentrate in the transit-oriented blocks, where more people live per building: someone gets home after the last train, finds the keys sitting inside, and would rather not wake a property manager at midnight. Break-in damage and all-keys-lost calls get the same round-the-clock dispatch, and the after-midnight rate is part of the number you agree to on the phone, not something added once a technician is at the door.
The standard detached job in Coquitlam is three or four cylinders keyed alike: front door, back door, and the door in from the attached garage, which is how most houses around Austin Heights, Como Lake, Ranch Park and Harbour Chines are set up. Where a basement or garden suite has been added, that deadbolt is keyed separately so a tenant holds a key to their own door only.
Three quite different kinds of commercial work in one city: warehouse doors, loading dock padlocks and yard gates on the United Boulevard strip in Cape Horn; storefront rekeys after a staff change on the Austin Avenue shops and the Brunette Avenue block in Maillardville; and the retail tenants, offices and medical suites around Pinetree Way and north of Lincoln Avenue. Most of this work happens in a parkade. Tell us the building's civic address and which level the stall sits on, and if you are far enough underground that the signal drops out, call again nearer an exit so we can confirm the bay on approach. The mall parkade off Pinetree Way comes up again and again, and so do vehicles left near Lafarge Lake.
Lose the only key and there is nothing left to copy, so the replacement is built from the VIN and the vehicle data and then taught to the car on the spot. A push-to-start vehicle needs two jobs done, not one: the emergency blade cut, and the proximity fob paired to the keyless entry module. Ownership is checked first, so have the BC registration and your driver's licence to hand and the VIN on the dash readable. Old or lost fobs can be wiped from the car's memory while we are there.
Rekeying retires the old keys and leaves the hardware on the door, and we do not need the existing key to do it. Landlords holding several units in the older rental blocks north of Lougheed Highway or around Laval Square usually batch them, and each cylinder gets a freshly cut key rather than a copy of a copy. A Weiser SmartKey cylinder that has been re-learned several times is the exception: the internal locking bar weakens, so replacing it beats another rekey.
Doors around Coquitlam built since the 1980s were mostly prepped to a 60mm or 70mm backset, which is what a battery deadbolt is cut for, so the swap is a straight exchange with no wiring and no new holes. In a strata suite, check with your council first and the order waits until you have an answer. We commission the Wi-Fi, program your codes, connect it to SmartThings, Google Home or HomeKit if you run one, and test the mechanical backup key on the way out.
After a kick-in the lock is rarely the part that failed: the frame and the strike take the damage, and a fresh deadbolt in a split jamb is decoration. We repair and reinforce the frame, replace strike plates, rehang doors that have dropped, and service closers on the Austin Avenue and Brunette Avenue storefronts.
Newer condos around the Town Centre often come with an in-suite safe, and it is one of the few things behind the suite door that is genuinely ours rather than the strata's. We open safes when the combination is gone or the bolt jams, install new ones, reset combinations, and move safes, including the office safes on the commercial side.
The systems designed here are mostly small, three to twenty doors, tiered so a change key opens one door, a sub-master covers a group of them, and a single key above those opens everything. Three shapes repeat: a townhome strata council up on Burke Mountain around Partington Creek, an owner holding several suites in one older Burquitlam walk-up, and a detached house that has collected more doors than the household wants keys for. A restricted keyway from Medeco, Mul-T-Lock or Abloy keeps spares off a hardware-store counter and costs more per cylinder, so that choice is settled before any pinning starts. Larger hierarchies across the office floors near the Town Centre are commercial work.
